Virtual staging

The empty room, furnished in the photo.

An empty room looks smaller and has no clear use. Furnished, it shows scale, flow and purpose: the buyer pictures themselves there before visiting.

Virtual staging, or digital home staging, furnishes and decorates your photos without moving a single piece of furniture. The walls, windows, floor and view stay exactly as they are.

From €29 excl. VAT per photo. Delivered checked, with its disclosure label and the original photo.

An empty living room: wooden floor, light walls, a door, a large window. Before
The same living room, virtually staged: sofa, rug, coffee table, floor lamp, plant and picture. The walls, the window and the floor are unchanged. After

Virtual staging — AI-edited image

The same room, empty then furnished. Only the furniture changes.

Drag the handle to compare. Provisional illustration: the demo photos, of a fictional property, are in production.

What the listing gains.

The property makes sense at a glance. You can see where the bed goes, whether the table fits, what each room is for. The buyer arrives at the viewing already understanding the property.
The listing stops the scroll. On listing portals, the first photo decides the click. A lived-in room stands out among the empty ones.
A fraction of the cost of physical staging. No furniture rental, no transport, no handling. Physically furnishing an empty property costs from about €1,800 excl. VAT; five staged photos, €129 excl. VAT.
In days, not weeks. No work on site, no keys to hand over: the property can go online almost right away.
Several styles for several buyers. The same room in a family, minimalist or character version: something physical staging cannot do.
An argument to win the listing.Offered from the valuation appointment, it sets the agency that offers it apart from the one that only offers photos.

One limit, stated plainly: the buyer then visits an empty property. Virtual staging transforms the listing, not the viewing.

Show it at its best, never mislead.

Only furniture is added.Furniture, lighting, rugs, textiles, plants, objects, frames. Nothing else.
The building stays the same.Walls, partitions, windows, doors, floors, ceilings, radiators and the view stay as they are. No defect is hidden, no room is enlarged.
Every photo carries its disclosure.“Virtual staging — AI-edited image,” embedded in the image and legible on listing portals. Since August 2, 2026, the EU AI Act has required this marking of manipulated images.
The original photo comes with it.So you can show it to any buyer who asks, and account for what was changed.

Virtual renovation (floors, paint, a redone kitchen) is a separate option, presented as a project, never as the current condition of the property.

Per photo, or the whole property.

How it works.

1. You send your photos. In high resolution, taken at eye level, with the room cleared. You tell us the style and the use of each room. If a photo is not suitable, we say so before we start.
2. You pay for the order.Everything is paid upfront: production starts once payment is received.
3. We stage and check. Each staged photo is overlaid on the original: only the furniture and its shadows should appear.
4. You receive your images.Staged photos with their disclosure label, original photos, and the before/after video if you chose it. One consolidated round of revisions is included.

Your questions.

Is virtual staging allowed?

Yes, as long as it does not mislead the buyer. French consumer law penalizes misleading listings, and since August 2, 2026, the EU AI Act has required visible marking of manipulated images. Hence our rules: furniture only, building unchanged, a disclosure on every photo, original photo delivered.

Which photos do I need to provide?

High-resolution photos, taken at eye level, with a level horizon, of an empty or cleared room. A photo that is too dark, too distorted or cropped is flagged before production.

What is the turnaround time?

It is confirmed when you order, depending on the number of photos. No work on site is needed.

Can the same room be shown in two styles?

Yes. Two styles are offered; the same room in the other style is ordered as one more photo. It then speaks to two kinds of buyers.

Can the photos go on listing portals?

Yes. The disclosure stays legible after compression. Keep the original photo available for any buyer who asks for it.

Which property would you like to furnish?

Tell us about the property, the number of photos and the style you want. We check your photos, then send you the payment link.
